A 1960 landslide left this apartment complex uninhabitable for nearly fifty years. The landslide reconstruction began in Fall of 2014 and ran throughout 2015 with full remediation being completed for future residential development. Methods of construction include restrained retaining walls, beam and pier lagging, soils nails, anchored retaining walls and cantilever retaining walls. Over 60,000 CY of soils was removed from the site. The construction budget was approximately $9,000,000 million dollars over a 12-month duration.
Our Role:
Moote provided construction oversight as the Owner’s Representative. Moote was tasked with being the team representative for our client interacting with the City, contractor and development team regularly to ensure compliance and timely completion. We worked diligently with the contractor on a monthly basis vetting and confirming the invoiced scope of work and quantities were consistent with the work completed in the field. We were relied upon to review, negotiate and validate all change order requests as unknowns were discovered in the field.
